Some of Hanoi’s most sought-after urban areas have seen property prices double within just a few years, despite occasional controversies or declining quality in certain projects.

Cau Giay District: A hub of urban development

Spanning 287.8 hectares, Cau Giay District hosts numerous urban projects, covering around 73.2% of its area. Major roads like Nguyen Van Huyen, Me Tri, Duong Dinh Nghe, and Pham Hung run through the district, making it highly accessible and a popular location for residential and commercial purposes.

One of Cau Giay’s earliest urban developments, Trung Hoa Nhan Chinh, covering 300,000 square meters, remains a prime residential area. Built between 2001 and 2006, its central location connects seamlessly with key city arteries. Two years ago, apartments here were priced between 24–35 million VND per square meter (1,000–1,430 USD). Today, prices have skyrocketed to approximately 60 million VND (2,450 USD) per square meter.

Vinhomes D’Capitale, adjacent to Trung Hoa Nhan Chinh, caused a market frenzy when it launched in 2016. With three facades facing bustling roads-Tran Duy Hung, Khuat Duy Tien, and Hoang Minh Giam-the project offers unparalleled connectivity. Current apartment prices average 100 million VND (4,100 USD) per square meter.

Nam Trung Yen, another notable development in Cau Giay, was envisioned as a model residential area. However, incomplete infrastructure, deteriorating apartment quality, and surrounding clutter have marred its reputation. Despite these issues, its prime location has driven property prices to more than double within a year.

Nam Tu Liem District: A rising property hotspot

Nam Tu Liem District boasts high-demand projects like My Dinh, Me Tri, Song Da Sudico, and Vinhome Smart City. For example, apartments at Song Da Sudico now cost about 60 million VND (2,450 USD) per square meter-more than twice their 2023 price.

The Manor, a luxury project, averages 80–90 million VND (3,270–3,680 USD) per square meter. My Dinh, with its prime location in western Hanoi, has seen similar growth. Modern developments like The Zei have seen prices climb from 50 million VND (2,040 USD) per square meter five years ago to over 90 million VND (3,680 USD) today.

Hoang Mai District: Linh Dam and beyond

Linh Dam Urban Area, initially conceived in the 1990s, was once a model for urban planning with its 74 hectares of water surface, parks, and services. However, subsequent changes to the master plan have compromised its appeal, leading to congestion and dissatisfaction among residents.

Nearby, Vinhomes Times City, located at the intersection of key roads like Ring Road 2 and Minh Khai Street, is a shining example of urban luxury. Apartments here, which were priced at 30 million VND (1,230 USD) per square meter when first launched, now range from 80–100 million VND (3,270–4,100 USD) per square meter.

Bac Tu Liem District: Diplomats’ choice

The Ngoai Giao Doan (Diplomatic Corps) area remains a highly coveted address. Apartments that were priced at 35 million VND (1,430 USD) per square meter in 2019 now fetch close to 120 million VND (4,910 USD) per square meter. Some luxury apartments are listed at nearly 17 billion VND (694,000 USD), including interiors.

Nearby, Nghia Do Urban Area offers European-inspired living with distinctive architecture. A 100-square-meter apartment now costs between 6–7 billion VND (245,000–285,000 USD), compared to just one-third of this price when it first opened.

Tay Ho District: Elite living at Tay Ho Tay

Located near the Ngoai Giao Doan area, Tay Ho Tay spans nearly 190 hectares and is one of Hanoi’s most prestigious developments. Since 2021, property prices here have surged dramatically. Duplex apartments, which were priced at 100 million VND (4,100 USD) per square meter in 2022, now sell for up to 220 million VND (9,000 USD) per square meter.

Data from Savills indicates that Tay Ho Tay has consistently outpaced Hanoi’s general property market in price growth. Villas and townhouses are listed at 400–800 million VND (16,300–32,700 USD) per square meter, while apartments range from 90–135 million VND (3,680–5,510 USD) per square meter, with some exceeding 150 million VND (6,130 USD).

Long Bien District: Urban charm at Viet Hung

Situated in the northeastern gateway of Hanoi, Viet Hung Urban Area spans 210 hectares and is strategically connected to key routes like National Highways 5 and 1B. Developed by HUD, Viet Hung was among the first urban areas in Hanoi to feature synchronized infrastructure. Property prices here have surged three to four times since its launch.
